STEP 1

Property Selection

We will examine the available options and arrange appointments with potential landlords for you. In addition, we can reach out to the listing agents to pre-screen your application and get the paperwork started.

These are the documents that you will need to lease a property:

  • Full Credit Report

  • Employment Letter

  • ID

  • Rental Application

  • Paystubs

STEP 2

Leasing

After finding the right property, we take care of prepare all the documentation. We ensure that all the requirements of the lease are clearly explained to you. Move-in conditions are documented and recommendations for proper care of the property are provided.

Below are the documents you and your new landlord will have to sign to enter an agreement of lease:

  • Rental Application Form 410: This is required by provincial law of Ontario as a legal medium that allows residents of the state and other regions to apply for rental. It gathers the personal information of one or several applicants. This information requires the applicant’s name, age, driving license number, occupation, and personal information of other occupants (children, spouse, etc.) It also requires the applicant to provide the addresses of his/her last places of residence, including names and contacts of landlords. As well as information related to his/her present and previous workplaces and the current employment place of his/her spouse. The applicant should also provide his/her bank account details and payment account numbers and any financial obligations as well. Lastly, the applicant will need to provide information about his/her vehicles.

  • Agreement to Lease Form 400: An agreement to lease must contain all elements essential to a lease; e.g., identification of the parties, description of the premises to be leased, consideration (amount of rent), and a definite term (commencement and termination dates). The form must also provide for the execution of a lease.

  • Confirmation of Co-operation and Representation Form 320: This document confirms the amount of the commission that will be paid to the agent who is representing the tenant. Every party has to sign this document (tenant, landlord, tenant’s agent, and landlord’s agent)

  • Schedule: This document is attached to a master lease agreement. The lease schedule sets out the payment dates and other chronological events under the lease such as inspections, maintenance, and terms of renewal.

  • Ontario Standard Lease Agreement: A standard lease is a contract between landlord and tenant. Landlords of residential rental units use it to create an agreement between them and the new renter who will live there. This is also a mandatory document for landlords. So, when you want to start renting a place, expect to use this contract.

    The Ontario standard lease summarizes all the important information about renting a place such as contact information, term of the tenancy agreement, services and utilities, rent discounts, rent deposits, key deposits, smoking rules, tenant Insurance, changes to the rental unit, maintenance and repairs, assignment and subletting, and any additional terms.
