How Do I Appeal My Property Taxes?

If you believe your property has been over-assessed, you have the right to appeal your property taxes. The process may take time, but a successful appeal can lower your annual tax bill and save you money over time.

In Ontario, property assessments are completed by the Municipal Property Assessment Corporation (MPAC). They determine your home’s assessed value based on its location, size, age, and comparable sales. If you believe the value assigned is too high, you can file a Request for Reconsideration (RfR) directly with MPAC, typically within 120 days of receiving your assessment notice.

You will need to provide evidence that supports your claim, such as recent comparable sales, property defects, or errors in MPAC’s data. If the RfR does not resolve the issue, you can appeal further through the Assessment Review Board (ARB).

Keep in mind that appealing your assessment does not automatically mean your taxes will go down. MPAC may determine that the valuation is accurate, or in some cases, they may even find that the value was lower than it should be.
